An important new law is coming into effect soon
Awaab's Law comes into effect in the social housing sector on October 27, 2025, requiring social landlords to address emergency hazards including damp and mould in a three-phase rollout. It imposes strict new timelines for investigation and repair work.
Known as Awaab's Law in recognition of young Awaab Ishak whose tragic death was found to be due to prolonged exposure to mould in his home, it is actually part of the Social Housing (Regulation) Act 2023.
Social landlords will have mandatory responsibilities to address all emergency hazards and all damp and mould hazards that present a significant risk of harm to tenants within fixed timeframes.
Phase 1 from 27 October 2025 focuses on Damp and Mould.
Phase 2 in 2026 will expand the scope to include more hazards, including heating problems, electrical faults, fire risks, and hygiene issues.
By the time Phase 3 is implemented in 2027, it will encompass almost all significant housing safety hazards.
