Phase 2 of Commercial MEES - Write to your MP

URGENT – write to your local MP to help secure Phase 2 of commercial MEES

It is now crucial for all energy assessors and those passionate about creating fit-for-purpose, low carbon commercial buildings to push the Government to set the timetable for Phase 2 of commercial MEES. The Government was due to announce an improvement of the current MEES standard (which is currently EPC Grade E) up to EPC Grade C and then Grade B, to be transitioned in over a sensible period of time. This essential legislation was meant to be announced in the Government’s Warm Homes Plan legislation.

In discussions that Martin Gibbons of Vital, a national EPC and MEES consultancy, has had with senior DESNZ civil servants this positive initiative may be further delayed. Phase 1 of commercial MEES, introduced 10 years ago, has been massively successful in encouraging commercial landlords to upgrade the worst performing commercial rental buildings in the UK, namely EPC Grade F & G properties. Since 2023 it has been illegal for a commercial landlord to receive rent from Grade F & G assets and this has resulted in thousands of poor-quality buildings being sensibly upgraded.

They are some 1 million commercial rental buildings in the UK and Phase 2 of MEES will help guide landlords to decarbonise these buildings making them fit for the future and lowering energy bills for hard-pressed British companies who are the tenants of these buildings. Phase 2 of commercial MEES will also unlock substantial private sector investment which in turn will promote economic growth, creating employment right across the UK for LED lighting electricians, heat pump installers, insulation fitters and British green tech manufacturers. Truly a Win:Win and at no cost to the Treasury and tax payers.

Members of the energy efficiency industry are urged to write to their local MP today asking them to contact the new Energy Minister, Martin McCluskey MP, and push him to announce the timetable for Phase 2 of commercial MEES. This vital legislation may not happen unless our industry calls for it and that means just one thing – write to your local MP today and demand it.
